The year 2024 was once again a milestone for Homerun Real Estate. With numerous successful transactions, satisfied clients, and a growing impact on the real estate market, we are proud to reflect on the impressive figures and achievements our team has accomplished together.

Growth in Sales Figures

In 2024, we achieved continued growth, with no less than 10 more transactions than the previous year.
The total sales volume amounted to €8,823,500, representing an increase of 16.8% compared to 2023, when the value was €7,551,000. These figures not only highlight the trust of our clients but also the strength and effectiveness of our approach.

Key Market Trends in 2024

Homes requiring renovation, especially those with lower EPC ratings, remained on the market longer and experienced further value depreciation. In contrast, move-in-ready properties with high energy efficiency and modern finishes continued to be in high demand.
Properties in prime locations, even those in need of renovation, retained their appeal due to their strategic positioning.

The trend of urban residents relocating to the Flemish periphery persisted. The buyer audience became increasingly diverse and international, with a growing representation of clients from various countries and cultural backgrounds.
Additionally, there was significant pressure on the rental market this year, leading to rising rental prices and instances where demand far exceeded supply. Many landlords, however, opted for stability over maximizing rental prices, prioritizing reliable tenants.
Real estate investors remained notably cautious, influenced by higher interest rates and economic uncertainty. Nevertheless, interest was still observed in smaller units up to a budget of €200,000, as these were considered safe investments and often financed without loans.
The high cost of borrowing also contributed to a wait-and-see approach from both large-scale real estate investors and project developers, resulting in stagnation in the new construction market.

However, there remains demand for renovation projects involving small-scale co-ownership properties that are energy-inefficient and in poor condition. These projects often attract buyers seeking investments with value creation and rental potential. That said, such investors frequently prioritize high returns.

Strong Presence in the Northern Periphery and Brussels

Our activities were particularly prominent in the Flemish northern periphery, where we applied our expertise and service in municipalities such as Grimbergen, Vilvoorde, Meise, and Wemmel. In total, we were active in 18 municipalities, including the Brussels region.

Vilvoorde stood out with 11 transactions, a clear testament to our dedication and success.
We also showcased our presence in Grimbergen and its sub-municipalities (Humbeek, Beigem, and Strombeek-Bever).

Moreover, we demonstrated a keen understanding of the dynamics in Brussels municipalities such as Brussels City, Jette, and Schaerbeek, where we also successfully sold properties. This highlights our in-depth knowledge of both the Flemish periphery and the Brussels market.

Notable Listings

One of the absolute highlights of 2024 was the successful sale of an exclusive property in the luxury segment, with a selling price of no less than €875,000. This exceptional home stood out due to its unique architecture, high-quality finishes, and excellent location in a sought-after neighborhood.

Such properties are rare and represent the top tier of the real estate market, where quality, luxury, and exclusivity converge. This property was undoubtedly one of our most remarkable offerings this year and a prime example of our ability to excel in the higher segment as well.

Social Media as a Success Factor

Our presence on social media played a crucial role in 2024 in expanding our reach and achieving remarkable successes. With a strategic approach and consistent content, we significantly enhanced our online visibility.

We shared a total of 77 Instagram posts, including 21 IG Reels, which collectively reached an impressive 132,462 viewers.
These figures demonstrate the power and effectiveness of visual content in engaging a wide and targeted audience.

Thanks to this strong online presence, we were not only able to reach more potential buyers, but properties were also sold faster. Our social media efforts created a sense of urgency and excitement around our listings, resulting in shorter turnaround times and successful transactions.

This proves that a modern, digital strategy is an indispensable pillar in today’s real estate market.

In October, we had the honor of being featured in Het Laatste Nieuws (HLN) with an extensive article about the real estate market in Humbeek. This was not only a great recognition of our work but also a unique opportunity to highlight our expertise in real estate and share our deep insights into the local market with a wide audience.
